Inspection of community property
Quality property management begins with effective inspections focused on three areas:
Identify and/or provide preventive maintenance (i.e. burned-out light bulbs).
Identify facility maintenance issues (i.e. missing shingles, loose gutters).
Identify non-compliance with community covenants (i.e. vehicles parked in the yard or common areas).
At AMG, every client has an opportunity to work with our team to plan an inspection protocol that identifies key assets, important covenant restrictions, and acceptable and unacceptable conditions.
Every workday, AMG professional inspectors head to client communities in specially equipped vehicles to assist in identifying their most urgent needs as well as smaller, pesky problems. While our property management professionals are also involved in the property inspection process, AMG has learned that specialty trained inspectors are both more efficient and cost-effective for our clients.
AMG has served as a technology pioneer, working with Google geo referencing, satellite-based maps, which allow our inspectors and managers to view locations of existing violations and focus on preventing future violations. The technology edge makes it difficult if not impossible for other firms to have a similar level of compliance.
Community Maintenance
The size and scope of maintenance obligations vary widely by community. However, almost all communities have at least some property which they are responsible for maintaining.

In its role as property manager, AMG connects our clients with vendors who have experience providing services needed by the community. While AMG always encourages clients to consider its options before retaining vendors, we have found that our clients often find value in our experience and/or that of the engineers, architects or contractors that we work with..
AMG also operates one of the finest handyman maintenance services in the Carolinas, and has done so for more than 30 years. Our veteran maintenance staff are able to fix many small problems quickly. While AMG recommends seeking bids on larger projects, our own maintenance staff is available, as directed by the Association board, to assist with smaller projects. Not only are we able to fix small issues quickly, but often we can do so at a lower cost than a third party. AMG’s 24-hour emergency hotline is available by calling our local office. AMG’s manager and maintenance staff are always available to provide emergency services 24/7-365. Operationally, one of our goals is to minimize emergencies. By assisting the association with proper planning, AMG can reduce the number of emergencies dramatically. However, even with the best planning, pipes still break and trees still fall at inopportune times, and we are available to assist.

Repair Contracting
One of our key roles is to assist our clients in obtaining services, primarily in the facilities maintenance area. We do this one of two ways. We can either assist our clients in identifying outside vendors or provide many services through our professional Maintenance Department.

A central responsibility of a property manager is to guide and assist communities with planning for future needs. We have 30 years of experience in this area. As complicated as planning for future financial needs of a community Association may be, AMG’s formula makes it understandable.
This formula? Asset cost divided by asset life = annual amount to reserve.
Typically, communities benefit from a professional reserve survey which properly identifies the asset cost, life and reserve calculation. AMG’s experience with numerous reserve engineers allows us to obtain this information at very reasonable prices.
